Home Flooring Upgrade: Choosing Luxury Floors That Last

By the Luxury Home Upgrade Studio

Floors are the foundation of every room, both literally and visually. They cover the largest surface in the home, set the tone for the entire interior and take more wear than anything else. Choosing the right luxury flooring is therefore one of the most important design decisions you will make.

Start With the Way You Live

Before considering colours and patterns, think about how each space is used. A busy family kitchen, a formal living room, a spa bathroom and a home gym all ask different things of a floor. Consider foot traffic, pets, children, moisture, sunlight and whether you prefer floors that feel warm and soft or cool and crisp underfoot.

Many luxurious homes use a single continuous flooring material throughout the main living areas to create flow and a sense of space, then introduce stone or tile in bathrooms and entryways where durability and water resistance are essential.

Hardwood: Timeless and Warm

Solid and engineered hardwood remain the benchmark for luxury flooring. Wide planks in oak, walnut or ash feel generous and modern, especially when finished in natural or lightly oiled tones. Long, wide boards reduce the number of joints and give rooms a calm, expansive feel.

Engineered hardwood features a real wood wear layer bonded to a stable core. It resists the expansion and contraction that can affect solid boards, which makes it ideal over underfloor heating and in climates with large seasonal changes in humidity. A thick wear layer allows the floor to be sanded and refinished in the future.

A beautiful floor is never just a surface. It is the quiet stage on which the entire home performs.

Patterns With Presence

Pattern is one of the most effective ways to add sophistication to a floor. Herringbone, with its zigzag arrangement of rectangular blocks, brings classic European elegance. Chevron, cut at an angle so the points meet precisely, feels more contemporary and dynamic. Parquet panels and inlaid borders recall grand historic homes and can define formal spaces beautifully.

Patterned floors require skilled installation and careful planning around doorways, fireplaces and transitions, so allow time for design and layout before work begins.

Natural Stone

Marble, limestone, travertine and slate bring unmatched natural beauty. Each slab is unique, with veining and colour variation that cannot be replicated. Polished marble feels glamorous and formal, honed finishes are softer and more slip resistant, and tumbled or brushed stone has a relaxed, timeworn character.

Stone is durable but porous, so it requires sealing and gentle cleaning products. It also feels cool underfoot, which is why it pairs so well with radiant floor heating in bathrooms, kitchens and entry halls.

Premium Porcelain and Tile

High quality porcelain has transformed the luxury market. Large format tiles can convincingly replicate marble, concrete or timber while offering exceptional resistance to stains, scratches and water. Fewer grout lines create a seamless look, and rectified edges allow very tight joints for a refined finish.

  • Choose textured finishes for bathrooms and outdoor areas to improve grip.
  • Use colour matched grout for a seamless appearance.
  • Consider continuing indoor tile onto terraces for a smooth transition to outdoor living.

Luxury Vinyl and Comfort Underfoot

Premium luxury vinyl plank and tile offer realistic wood and stone looks with excellent water resistance and comfort underfoot. They are a practical choice for basements, family rooms and rentals where durability matters as much as appearance. In bedrooms, dressing rooms and media rooms, plush wool carpet or large area rugs add softness, warmth and acoustic comfort.

Specialist adviceAlways view large samples in your own home. Flooring looks different under your lighting and next to your walls, cabinetry and furniture than it does in a showroom.

What Lies Beneath

A luxury floor is only as good as its preparation. Subfloors must be flat, dry and structurally sound. Moisture testing, quality underlayment, acoustic insulation in multi storey homes and expansion gaps for timber all protect your investment. Radiant heating, if desired, must be planned before the floor is installed.

Transitions and Thresholds

Where one flooring material meets another, the detail must be impeccable. Flush transitions between timber and stone create a seamless, architectural look, while slim metal profiles in brass or bronze can become an elegant feature in their own right. Plan these junctions at doorways and openings during design, not on installation day, so heights align perfectly and every threshold feels intentional.

Stair treads, landings and built in joinery should also relate to the main floor. Matching or complementary timber on stairs carries the design through the home and creates a beautifully cohesive feel.

Care and Longevity

With thoughtful care, luxury floors last for decades. Use felt pads under furniture, place mats at entrances, clean with products recommended for your specific material and reseal stone or refinish timber as needed. Area rugs protect high traffic zones while adding colour and texture.
